The most common practical question is how to run maintenance without disturbing guests. The answer depends on the fault. Planned servicing, filter changes and non-urgent repairs go into your checkout-to-check-in window, which we schedule against your booking calendar if you share it. Mid-stay faults fall into two groups: those a guest can live with until checkout, and those that cannot wait. We help you triage on the phone, honestly, because sending a technician into an occupied flat for a stiff door handle wastes your money and the guest's patience. For contract clients, scheduled visits are planned around occupancy, not the other way round.
Guests break things; that is the trade. We can attend after a checkout, document the damage with photographs, quote the repair as a fixed price, and give you the written record you need to support a deposit claim. Common items are shower screens, door handles, appliance damage and burns or stains on flooring. Because we record the property's condition at every maintenance visit, you also hold evidence of pre-existing condition, which protects you when a guest claims damage was already there. That record has settled more disputes than any argument ever has.
Operators rightly ask whether a contractor is quoting a repair because it is the right answer or because it is the easy sale. Our rule is that the recommendation comes from measurements. An AC compressor drawing excessive amperage, a heater element with an earth fault, a water heater past its service life: those are replacement cases, and we say so with the readings attached. A failed capacitor, a worn mixer cartridge or a blocked drain are repair cases, and replacing the whole unit would be wasting your money. We quote both options where both exist, and the choice stays with you.
Many Dubai towers require NOCs, contractor registration or supervision for certain work, particularly anything touching risers, main supplies or external facades. We handle this regularly and can complete most registrations quickly. When you call, give us the building name so we can check its requirements before dispatch rather than discovering them at security. If a repair needs building management involvement, such as a riser leak or a main supply fault, we will tell you clearly what is your responsibility and what belongs to the building, which is a boundary that saves operators from paying for work that is not theirs.

For a unit with weekly changeovers, a quarterly general inspection alongside twice-yearly AC servicing is a sound baseline. Turnover itself causes wear on locks, hinges, seals and silicone. If your bookings are lighter, twice yearly may be enough. The first inspection tells us the property's actual condition, and we adjust the schedule from what we find rather than from a fixed formula.
We cover the full scope, AC, plumbing, electrical and general repairs, so most operators use us as their sole provider. Some keep a handyman for cosmetic turnovers between stays, which is reasonable. What we would advise against is splitting responsibility for the same systems across two companies, because when a fault recurs, each blames the other and nobody holds the record.
