Servicing gets sold in Dubai as a vague clean and check. In reality it is a measured procedure: coil temperatures, gas pressures, drain flow rates and motor amperages, each compared against specification. Here is what our technicians actually do to a short-let unit's air conditioning, and why each step matters to your guests and your DEWA bill.

An evaporator coil collects dust continuously, and a short-let unit collects more because guests run fans on high constantly. A fouled coil cannot transfer heat properly, so the air coming off it is warmer than specification, the unit runs longer to hit your set temperature, and the compressor works harder. We measure the temperature split across the coil, the difference between return air and supply air, which should typically fall in the range the manufacturer specifies. If the split is low after cleaning, something else is wrong, and we look further rather than declaring the service complete. Condenser coils outdoors get the same treatment, since dust from Dubai's air clogs them within months.
Low refrigerant gas causes weak cooling, ice on the coil or pipework, and long compressor run times. But overcharging, often the result of previous careless top-ups, causes high head pressure and can kill a compressor outright. We measure the system's operating pressures against the manufacturer's chart for the measured outdoor temperature, rather than just adding gas until it feels cold. Where a system has leaked, we pressure test to find the leak first. Repeatedly topping up a leaking system is expensive gas poured into the air, and we will not do it without telling you the honest options.
Condensate drains block because Dubai dust and biological growth form a sludge in the drain pan and line. The symptom is water dripping from the indoor unit or, worse, staining the ceiling of the apartment below. Every service includes flushing the drain line, checking the pan, and confirming water flows freely to the discharge point. In villas and ducted systems we also check that drain traps hold water, because a dry trap lets drain smells back into the property, which guests notice immediately. Clearing a drain takes twenty minutes during a service. Repairing a collapsed ceiling takes weeks and a negotiation with your neighbour.
Ducted systems hide their faults. A crushed or disconnected duct delivers cold air into the ceiling void instead of the bedroom, and the guest complains that one room never cools. We check airflow at each grille with an anemometer and compare readings across rooms to find imbalances. Grilles and diffusers are cleaned and adjusted. Thermostats are tested against a reference thermometer, because a thermostat reading two degrees off makes guests fight the system unnecessarily. Where sensors or control boards have failed, we quote replacement at a fixed price. Filter replacement is standard on every visit, since a blocked filter starves the whole system.
Straight answers, before you book.
For a normally used Dubai apartment, twice a year: once before summer and once after the peak season. For heavily booked units or properties near construction dust, quarterly is safer because filters and coils foul faster. Ducted villa systems generally need quarterly attention. We advise based on the readings we find at the first service rather than applying one rule to every property.
Usually one of three things: biological growth on a dirty evaporator coil or in the drain pan, a dry or blocked condensate trap letting drain smells back into the room, or accumulated dust on filters and in ducting. A proper service addresses all three. Masking it with air fresheners fails quickly because guests notice within hours. Tell us which rooms smell and whether it is worse when the AC first starts; that pattern points to the coil.

If the compressor is drawing excessive amperage, the coil is corroded, or the system needs repeated gas top-ups for a leak we cannot economically access, replacement is usually cheaper within two seasons.
